105 +/- Acre Chester County Farm, Near Cochranville With Lake and Historic Home / Mill
105 +/- Acre Chester County Farm, Near Cochranville With Lake and Historic Home / Mill
Glenville Farms 2391 Glenville Road, Cochranville, PA 19330. West Fallowfield
Township, Chester County
This property consists of 100- 105 +/- acres approx. 55+/- acres of tillable land,
some wooded land, fenced pasture, an approx. ten acre lake, and a pond. Most of
the tillable land in the parcel is preserved. The 9 +/- acre parcel in the interior of
the property, above the lake, and a four acre parcel that is along Highpoint Road
(on the other side of the PECO line) is not preserved. The 9 +/- acre parcel that is
not preserved, would make a great home site, overlooking the lake. There is
about 48 acres of this property that is not preserved, and is unrestricted by the
Ag. Preserve. This area is around the buildings, the pasture land, and the lake.
This property is being offered for sale contingent upon the Township approval of
sub division, and this may be done by late Fall 2019. Actual number of acres will
be determined by the survey. Due to the Clean And Green regulations the
property lines will be moved in the sub division to create a 25 acre parcel on the
East side of the lake, which may include some of the lake and the calf barn, and
have frontage along Watterson and Glenville Roads. There will be an approx. 80
acre parcel that will include the rest of the buildings, most of the lake, and all the
land along the remaining frontage along Glenville Road and up High Point Road.
This can all be sold to one Buyer, but we must settle in two different calendar
years. For example, we could settle on the 80 acres on Dec. 31 st of one year, and
settle on the remaining 25 acres on Jan. 2 nd of the next year. This needs to be
done to not trigger the Clean and Green rollback taxes on the entire parcel.
The two story house, (Norm Jrs house) garage and bank barn, on two acres, at
the corner of Glenville Road, and Watterson Road will be sub divided off of this
parcel. The two story house (Mikes house) on two acres on the West side of the
old dairy complex will also be subdivided off of this property.
There is a 42 X 180 calf barn with 46 individual pens, and loose housing area,
grain bins with a 35,000 bushel capacity and dryer, and a 32 X 60 farm shop with
door on each end. There are two bank barns, a storage building, older dairy

buildings with 100 + free stalls, and the old parlor building with a double eight
milking parlor. There is a 46 X 320 free stall barn with 212 free stalls with
earthen stall beds, and a large lined manure lagoon.
The two story three bedroom, two bath stone home on this property is located
near the shop and bank barn, and is currently occupied by one of the owners. This
home is in good condition. The Owners, who are in their 80s, will have lifetime
rights to live in this home.
This is a property that could be used for a variety of purposes, and has some very
useful buildings and improvements. An additional homes could be built on the
unpreserved land, as well.
Price is $ 1,699,000
