Tax Parcel K-17-33A, Deed 1277-0098
This 136 ac. working dairy farm has about 111 tillable acres, with 18 +/- pasture
and a small plot of woods. About 12 acres of bare tillable land lays on the other
side of Fort Louden Road. This property is adjacent to the Mercersburg High
School and Middle School. The buildings are back a long lane and this land lays
nicely for farming. Mostly Hagerstown and Buchanan soils. This is a preserved
farm and one additional home could be built here.
This farm has a 1,726 sq. ft. two story frame farm house with three bedrooms and
one bathroom. This home is in good condition and is used as a guest home for
folks visiting the area. The one bathroom is on the second floor, it has oil forced
air heat and central AC. Rooms have hardwood and carpeting with the kitchen
and bathroom having vinyl flooring. This home has an attic and dirt floor
basement.
There is a detached 26 X 30 three bay garage, near the home. There is an older
hog barn that is 14 X 38. There are two older pole barns on the farm used for
livestock and storage. The first one is 24 X 40 and the second one is 30 X 50.
Calves are kept in hutches.
There is 50 X 80, newer three sided equipment shed with an enclosed 20 X 50
shop on one end for equip storage and maint.
The bank barn is about 45 X 80 and has a metal roof. The milking parlor /
complex is about 42 X 48, and attached to that is a 42 X 47 holding area. The
parlor is a double eight, built in 1989, and has indexing rails. The tank is 4,000
gallons and all the milking equipment is in working order.
There is a Slurrystore for manure storage, and manure is scraped into a reception
pit that is then pumped into the Slurrystore about every four days, depending on

the cow numbers. There is a 64 X 256 side feeding free stall barn that is now a
bedded pack, compost barn. This barn did have 110 free stalls and now can house
80 + cows. There are three 20 X 72 silos that are not in use, but could be put
back into service.
These owners own the adjacent farms and more tillable land could be rented, as
well as additional facilities. The buildings on this farm are in good condition and
this is a farm that you could bring your cows and start milking. This farm could
also be used for other purposes and has a good farmstead layout where
additional buildings could be built.
Price is $ 1,625,000
